In line with reconstructions of existing buildings the building authorities in Austria request a check of the legitimate state as well as an engineering expertise on the condition of the structure. This documentation is an expert´s opinion about the serviceability and the bearing capacity of the current condition. This document greatly influences your decision for the disposal or the acquisition of a building.
Since 2015 the Viennese building authority requests that all structural elements, which might affect the safety of individuals in a damaged state, are defined in a formal document. This has to be done for new buildings, extensions and reconstructions. In addition authorities ask to define the time intervals of inspection and the qualification of the person who will perform the inspection. The document has to list all maintenance measures on structural elements.
Dependent on the planned structural measures I will elaborate an engineering expertise on the condition of the structure according to the requested level of survey by the building authority. In line with the inspection of the actual condition of the structure it´s advisable to prepare the formal document for the compilation of future maintenance measures on structural elements.
